A pool is one of the largest single investments most homeowners make in their property, and the quote usually reflects it — often the biggest number in this entire guide series. Because the project touches excavation, structure, equipment, and finish work, a vague quote here can hide a lot.

Here's what a fair pool quote should spell out.

Excavation and site conditions

Excavation pricing usually assumes normal soil conditions. If your property has rock, high water table, or difficult access for equipment, that can add real cost — and a fair quote either accounts for it or flags it as a possible change order, rather than staying silent and surprising you mid-project.

Structure type affects both price and timeline

Gunite/shotcrete, vinyl liner, and fiberglass pools have very different price points, timelines, and long-term maintenance. The quote should clearly state which type you're getting — this is foundational, not a detail to assume.

Decking should be priced by material and square footage

Concrete, pavers, and travertine decking all price very differently. The quote should specify the material and square footage separately from the pool shell itself — "decking: included" is not enough detail for a project this size.

Equipment: pump, filter, heater, and automation

  • Pump and filter — model/efficiency rating, not just "included"
  • Heater, if included — gas, electric, or heat pump
  • Salt system vs. traditional chlorine
  • Automation/app control, if included

Each piece of equipment affects both upfront cost and your future operating cost — worth confirming exactly what's specified.

Permits, inspections, and realistic timeline

Pool construction almost always requires permits and multiple inspections (excavation, steel/rebar, plumbing, electrical, final). Ask whether permit fees and inspection scheduling are included in the price, and get a realistic timeline in writing — pool projects are notorious for optimistic verbal estimates that don't hold up.
