A bathroom is a small room with an outsized number of things that can go wrong — water, ventilation, and fixtures all in close quarters. A quote that skips the unglamorous details (waterproofing, ventilation) is one worth asking about.

Here's what to look for before you sign.

Waterproofing should be its own line item

Proper waterproofing behind tile and around the shower pan is what prevents rot and mold years later — it's not optional, and it should be named specifically, not assumed as part of "tile work." Ask what waterproofing membrane or method is being used.

Ventilation matters as much as fixtures

A bathroom remodel is a natural time to upgrade or add an exhaust fan, and most codes require one. If your quote doesn't mention ventilation at all, ask whether the existing fan is being reused and whether it's adequate for the room size.

Tile: material cost vs. labor cost

Tile installation labor is usually priced per square foot and varies with pattern complexity — a straight-lay install costs less than a herringbone or large-format layout. The quote should separate tile material cost from installation labor so you can see both.

Fixture-by-fixture pricing beats a single "fixtures" line

  • Vanity and countertop
  • Toilet
  • Shower/tub valve and trim
  • Lighting and exhaust fan

Each should be identifiable on the quote, even if grouped under one subtotal — this is what lets you compare against retail pricing yourself.

Permits for plumbing and electrical changes

Moving a toilet, sink, or shower drain, or adding new electrical for lighting/fans, typically requires a permit in most jurisdictions. If your layout is changing and no permit is mentioned, ask directly.
