Landscaping quotes cover an unusually wide range of work — plants, irrigation, hardscape, drainage, and sometimes structures like retaining walls or pergolas. That range makes it easy for a quote to blur the line between what's decorative and what's functional.

Here's what to check before you sign.

Hardscape and softscape should be priced separately

Hardscape (pavers, retaining walls, patios) is priced very differently from softscape (plants, sod, mulch) — hardscape is typically far more labor-intensive per square foot. A single "landscaping: $18,000" line makes it impossible to tell what you're actually paying for.

Drainage is easy to skip and expensive to fix later

Grading and drainage work often isn't visible in the finished result, which makes it tempting for a quote to leave it out to look more competitive. Ask directly whether drainage and grading are included, especially if the project changes how water flows across your yard.

Irrigation: zones, materials, and controller

If irrigation is part of the project, the quote should note the number of zones, the piping material (PVC is standard), and whether a smart controller is included. "Irrigation: included" without specifics is a common vague line.

Retaining walls and structures may need permits and engineering

Retaining walls above a certain height (often 3–4 feet, depending on jurisdiction) typically require a permit and sometimes an engineer's stamp. If your project includes a taller wall, a pergola, or any structure, confirm whether permits and engineering are included in the price or billed separately.

Plant material: size, quantity, and warranty

Plants should be specified by size (e.g., 5-gallon, 15-gallon, or caliper inches for trees) and quantity, not just "plantings: included." Ask whether there's a warranty period on plant survival — reputable landscapers often offer 30–90 days.
