Bedroom renovations are usually simpler than kitchens or bathrooms, which is exactly why vague quotes are easy to miss — there are fewer line items to hide behind, so each one matters more.

Here's what a fair bedroom quote should spell out.

Flooring: material, square footage, and subfloor prep

The quote should name the flooring material and cost per square foot, and note whether subfloor repair or leveling is included. Old, uneven subfloors are common in older homes and can add real cost if discovered mid-project — better to know upfront if it's been assessed.

Closet work is often underpriced or missing entirely

If your renovation includes a closet build-out, reach-in shelving, or a walk-in conversion, it should be its own line — closet systems vary enormously in price depending on materials (wire shelving vs. custom millwork), and "closet: included" tells you nothing.

Electrical: outlets, lighting, and ceiling fans

Adding outlets, overhead lighting, or a ceiling fan where there wasn't one before means new wiring, not just a fixture swap. Confirm whether new circuits are being run and whether that's reflected in the electrical line.

Windows and egress requirements

If a window is being replaced or added, most jurisdictions require bedrooms to meet minimum egress size for fire safety. If the quote involves window work, confirm the new window meets code — this occasionally requires a larger (and more expensive) opening than expected.
